Murphy Company designed, fabricated, and installed the complete mechanical and plumbing systems for an 85,000+ square-foot office and retail building in Creve Coeur, Missouri. The four-level, LEED Silver-certified facility, which also includes a separate parking garage, is conditioned by a Variable Air Volume (VAV) system with air-cooled rooftop units (RTUs). Leveraging Building Information Modeling (BIM), Murphy’s engineering team developed a highly detailed model while our BIM specialists led the coordination effort. This approach enabled ductwork and piping to be fabricated directly from the model and completed in advance of floor access, streamlining installation. To further improve efficiency and safety, Murphy manifolded all duct and piping risers and set them in place using a crane, significantly reducing time spent working near shafts and improving site safety.
The building’s all-glass design, including a dramatic four-story open atrium, presented unique engineering challenges in maintaining occupant comfort. Murphy’s team addressed these challenges through a carefully engineered solution that combined electric radiant heaters integrated into the window mullions with strategically placed directional grilles, ensuring consistent temperature control and comfort throughout the space.
The new First Bank headquarters has been widely recognized for its innovation and impact, earning the 2025 Green Business Award from the City of Creve Coeur, the 2025 Economic Impact Award from CREW St. Louis, and the 2025 CoStar Impact Award for Commercial Development of the Year. By integrating prefabrication into the schedule – resulting in a 21% improvement in efficiency – Murphy Company not only met the project’s aggressive timeline but also delivered a high-performance, sustainable, and award-winning facility.
