455 Sherman – Boiler Replacement

Murphy Company replaced the original heating hot water system serving the 455 Sherman Building. The scope included removing two existing boilers, flues, circulation pumps, and associated piping, and installing two new Aerco BMK2000 condensing boilers with new flues, inline pumps, and updated piping. The project required rerouting of heating hot water, natural gas, flue vent, and combustion air piping. The new system was fully integrated into the building automation system (BAS), connecting the boilers, pumps, and dampers for seamless control.

To streamline installation, Adrian Hernandez produced spool drawings that enabled prefabrication of piping in Murphy’s shop. The prefabricated assemblies were flown into the penthouse via crane, while Mario Macias skillfully routed the new boiler flues through the existing opening. Due to space constraints, the original boilers were cut apart for removal. A custom curb cap was fabricated to adapt the existing 25” flue to two new 8” boiler flues and a 6” water heater flue. The project was completed safely and efficiently—with zero safety incidents—and approximately 10–15% of the piping prefabricated to enhance quality and minimize field time.
