This transformation of a shell space into a multifunctional facility involved a meticulous buildout comprising several distinct areas. The project included a 1,500-square-foot BSL2 Lab designated for specialized biosafety research, along with a 7,500-square-foot circulation zone to facilitate movement and accessibility within the facility. Additionally, there were 9,500-square-feet of designated lab space, along with a 1,670-square-foot freezer farm to accommodate specific storage needs. A substantial 14,700-square-foot process area was also integrated, complemented by a 5,150-square-foot mechanical room housing essential infrastructure.
To ensure the operational functionality of these spaces, comprehensive installations were established. This included the implementation of new sanitary waste systems, as well as the installation of hot, cold, and tempered water supply lines connected to new lab sinks, eyewash stations, and safety showers. The HVAC system underwent modifications to cater to the expanded area, introducing new equipment such as DX split fan coils serving the freezer farm, a DX/natural gas rooftop unit for the office area, a dedicated 100% outside air unit coupled with an air-cooled chiller to regulate conditions in the BSL2 lab and lab space. Additionally, a new exhaust system was integrated to specifically serve the BSL2 and lab spaces. The setup included a USP water skid and distribution system for labs, along with a compressed air system designed for efficient distribution throughout the facility.
The collaborative efforts between Murphy Company and McGrath were pivotal in surmounting challenges posed by existing building constraints, ensuring seamless integration of these intricate systems.
