Procter & Gamble – Project Terminus

Murphy Company provided full mechanical and plumbing design-build services for a new two-story office building with attached warehouse space, including integration to the existing warehouse via ramp. The scope included all new equipment, selective tie-ins to existing services, and the creation and installation of the campus’s first Building Management System (BMS).

The project was delivered under a LEAN IFOA (Integrated Form of Agreement) structure, with robust preconstruction planning to shape the budget and schedule. During construction, Murphy used TouchPlan software to manage the LEAN “big room” approach and provided T&M-level billing backup along with monthly cost forecasting reports to support accurate budget tracking.

Despite an aggressive timeline and incomplete design at the start of construction, Murphy adapted to challenges such as delayed and misfit steel delivery by resequencing work to mitigate delays. The warehouse, designed for autonomous mobile robots rather than human occupants, required creative design solutions and nontraditional parameters. The project achieved LEED Silver certification, maintained an exemplary safety record with zero injuries, and represented a rare convergence of LEAN, IFOA, and design-build delivery methods for Murphy.
