Murphy Company handled the HVAC, piping, and ductwork installation for a 42,137 square-foot renovation covering office space, a warehouse, and a garage. This work included retrofitting the gas system for a generator, 18 gas unit heaters, 2 makeup air units, and two 3,000 MBH boilers. The HHW system served unit heaters, 3 AHUs, 2 blower coils, 6 fan terminal units, and 27 VAVs.
Two 21,000 CFM AHUs were installed in mechanical rooms to provide modulating heating and DX cooling. Each unit had dual refrigerant circuits fed by 60-ton condensing units with 200 feet of ACR piping. Ductwork with motorized dampers ensured continuous airflow during downtime.
Makeup air units delivered 800 CFM to the warehouse and 7,500 CFM to the garage. Two Trane blower coils provided heating and cooling to garage breakrooms and offices. Seventeen exhaust fans were installed throughout the building, with 12 roof-mounted units set via crane and supported by supplemental steel.
Despite external delays, Murphy mobilized early, prefabricated coil connections, and adjusted work as needed. We maintained close coordination with the GC and owner, provided detailed schedules, and proposed alternate equipment to improve lead times. Our initial schedule was ultimately used for substantial completion.
Startup and balancing were fully coordinated, with all subcontractors prepared for a smooth turnover.
